2-Pick 2nd option, then 1st one and they'll start attacking you
3-After u beat them you'll get a pop up that alley is clear, do you leave it to help the town (you get relations with the non-criminal notables), or keep it?
4-To keep it you need a companion with 30 roguery (right click on someone's portrait when hiring to see traits, and it will show you skills above 50 under their name, look for roguery there), no mercy trait, and some troops as garrison.
5-Now it makes money but can be attacked by other gangs, the troops tier you left will give you more time to react to an attack.
6-Profit???
My current campaign is 10 years in and the average workshop is making me 200-400, and caravans make up to 400-800, so in the long run not really worth it.
I think they're only good for leveling up roguery fast for you and your companions if you wanna do a criminal character, but the roguery skill itself is really not that great, more for messing around if you don't care about min/maxing.
