Own fiefs without becoming merc or vassal?
The constant state of war that does not let me play the game at my own pace once you own a fief is killing it for me.
I saw that if you get trading high enough you can just buy a town or castle.
So if I do so I do not have to become a kingdom and nobody can declare war on me.

But that sounds boring as well because I can never participate in those awesome large scale battles.

Is there really no way to own a kingdom and decide to start a war or not?
Like grinding reputation with the factions?
If I am paying for peace will the still break that deal?

You can just wait for any city to rebel, and then conquer it. There will be no repercussions from the factions, as you are not a kingdom, a merc, or a vassal.

There is one easy way if you don't care for the story (or if you play sandbox mode):

1. Join any faction as vassal and conquer/get the citys/castles (you can easily get 2-3) you want.
2. Get something around 1-2 million.
3. Leave the kingdom/faction and KEEP your holdings. Go directly to the next noble lord and speak with him "Our realms should make peace". Will cost you somewhere between 100k and 1 million.

Now you are an independent clan with citys/castles, but are NOT a kingdom. Meaning noone can attack you.

Now you can use this state forever. For example you can declare war on a faction (just attack any random noble lord from a faction) and immediatly conquer a new city/castle, go to the next noble and pay 100k-1million for peace.

Basically that way you can conquer large parts of the map without any wars outside of your own choosing.
Downsides to this:
You can't enact kingdom decisions, you can't grant your companions a lordship, you can't "invide" clans to your faction, and technically you aren't a king.

PS: Of course you still can form a kingdom at any time by talking to a governor in your citys/castles and change the game to a big world conquering war.

You have to be a noble to own land

You know the exploit.. Get a fief.. never make a kingdom. It is boring, I agree.

Though sometimes it is fun, when trying a new strategy... (I dont wanna get into it, but there are many things to try.. and sometimes just being NOT at war for 5 years, yet still owning a fief is fun... for your ROLEPLAY)

To "not be at war". and still own a kingdom. yep. but this isnt for noobs. It requires experience, and skill.

I wont outline ALL thats needed.. but I will give u some clues.

find an "area" that wont be attacked by everyone (hint hint).
Get a fief or two (or 3). in that area.
Get lots of money (smithing is easiest for new people).. Lots. (you need to do this before getting the fiefs
Get lots of "Power".
Make a kingdom. Get more power. get a FEW (not many lords).
Be MORE powerful than everyone else.. (individually).
Now, NO one will attack you, ever.. since it is NOT cost effective for them

There are other things to do, and more to think about in each step.

but those things are easy to do. And you can BE a kingdom.. have 12k power.. no other kingdom has over 8k... HUZZAH you are safe.

(especially if u dont have fiefs far away from your core area).

Yeh in Vanilla, you can always just buy your way out of trouble. But If I was you, i'd try diplomacy mod, the war exhaustion system and non aggression pacts add a new dynamic to the game and may slow the pace if you want to slow it
