Are Boris' guards supposed not to be hostile unless you kill Boris? I noticed the place has some air vents for a "stealth approach", but the guards don't give a damn. I can just explore the place and walk unimpeded to his room. Also, sometimes Dima is not guarding the door for some reason and I have to reload a save (lol).

Yes, they are not supposed to attack. After all you can make a deal with Boris about Venus...

Yeah, I just found it weird because there were air vents that I could go inside. As if I needed to avoid the guards to reach Boris.

If you happen to play a Nosferatu, the guards attack you on sight. In addition Dima attacks you on sight as well as his boss. The vent approach is for the stealthy approach in case you are Nosferatu or simply not skilled for the talkative approach.
Usually I kill all the guards silently before I go to the big boss, which opens up a "mate all your guards are already dead approach".

Oh and I forgot...if you are Nosferatu you also have to enter the Hotel through a vent in the back parking lot. The porter and hotel guards don't react well to Nosferatu either.

Oh, right! I forgot that you can't let people see you as a Nosferatu. It makes complete sense now.
