There are 3 seasons of the game Lust Theory.
How does the game Unreal Lust Theory relate to them?

Unreal Lust Theory is a 3D game made in Unreal Engine 5, compared to LT, which is an AVN made in RenPy engine. ULT's story won't be 1 to 1 the same. As devs mentioned, it will follow some parts for the flow, but you'll have more content. For example, devs are aiming to show us where Elizabeth works, and you will be able to go to her office!
Devs are creating their most popular video game using the world's most advanced real-time 3D creation tool. You can finally see the girls in 3D, walk around them, and interact with them in many ways that weren't possible with just a click of a mouse. Free roam is just one small addition (Sandbox mode) and they want to show us the bigger picture. They've created new characters from scratch, spent a lot of time improving the original ones to meet the demands of 3D, and enhanced their appearances and capabilities. You won't need to click anymore to go somewhere; now you can explore for yourself and experience the world as if you were there. You'll have access to different quests, minigames, and any type of side quest is now possible because they are not limited by anything.
Currently, only Sandbox mode is available to test out the mechanics devs will be using in Story mode, but devs are working on "Day 1" of Story mode too. Basically, Sandbox mode allows you walk around the house, do a few quests (including a few seasonal quests), interact with objects and the girls around and of course, there are a lot of sex scenes with most of the LT cast - Megan, Jessica, Elizabeth and Ellie (currently, she has been added for testing purposes). The rest of the cast will be successively added into the game once 3D models are completed

One of the things I seem to have a hard time distinguishing from these games description is, whether its a free roam and proper interactive sex game or "just" a quest based game where you do some tasks, then are rewarded with some preset animation sex scene.

BC I dont wanna bother with those "do the tasks, get a treat" games as I find them incredibly boring.

Is this game one, the other or both?

Hey, the story is currently centered around exploration and doing everything possible to have a sexy time with the three main girls. The game will also feature plenty of side quests, allowing us to cover each girl's storyline. The ultimate goal is to make the game fun and entertaining, bringing back the old humor. We'll include a point system, multiple choices for interacting with the girls, and more.

Since this is an adult game, there will be kinda a 'do the task, get a treat' dynamic, but we'll aim to keep it playful and enjoyable. For those who might not enjoy the story mode, there will always be Sandbox mode and a Photomode available.

But more about it next year when we actually give "Day 1" of the Story mode, maybe something will change after that, and after our players feedback.
