Education Solution for the Overeducated.
The solution is: Don't educate everyone. You want enough but not too much.

1. You want enough elementary schools to only educate 40% of eligible. Either smaller asset schools or reduced funding. As your population grows, let education grow SLOWLY. Avoid the temptation to educate everyone. You should have plenty of red.

2. You want about: 4 Elementary schools per High School and 3 High School per University.

3. As you are zoning, be aware of a few things:

3a. Current educated/uneducated citizens.
3b. Current unemployment.

Using this information, you want unemployment around 10%. You also want to zone jobs that your unemployed people can work. Are the unemployed people educated or not? If so, build a few offices - if not, build some industry.

4. When you are done zoning, give it about 10 in-game days to "set in" then look at education and employment.

You want a mix of zones. Younger and Uneducated people are more likely to live in small buildings 1x1, 1x2, 2x2 - and in High Density. Older/Families and more Educated people will want to live in 3x2, 2x3, 3x3, 4x4 - and in Low Density. Over time, you want to have enough low density for Families and Seniors with the rest High Density.

I usually zone about 80% high, 20% low. I like to make sure I am zoning 60% 1x1 and 2x2, about 20% 3x3 and 4x4. I do this for all zone types not just residential.

I hope this helps anyone with overeducation issues. Defund that immediately! And you have to remember any changes to education, up or down, will take a few in-game years to sink in.

Protips:

With this system you can have crime under 25% while not having even one police station - the game is designed to "glue" you to the 20-30% range maximum to "make it a challenge" to get 50% crime and hold it for 5 weeks.

Don't worry about making rich/poor districts. Let them scatter all about. You should ideally have blues and reds in harmony together through your residential educations.

Wow that's a nice theory. I always end up wanting all my categories to be extra blue, or extra green for land value, but it does make sense to let the education be a little more red, to balance things out. As for crime rates, I did all unique unlocks and achievements already, so I do keep my police safety under 10% at all times. :))

I always educate everyone and have no problems with it, because educated people still take any job they can get when they can't choose one that fits their education.
All I do is I make sure that I don't mass-zone commercial and office zones (which would steal your educated workers away from lower-level industry), and that I give my industrial zones an opportunity to upgrade so they also use educated workers.

At the end of the day, a bit of unemployment then makes sure that the rest of your population works in every **** job that's left, because they have no choice.

What if I would start the city slow, well planned, sort of like by eras if you wish, and start only with farms + little res + little commercial. Like a village and the farms. Would it work? Or I absolutely need generic inddustry? I wouldn't mind having a small industrial sector, maybe 1 or 2 blocks but the rest would be farmland and maybe forestry, who knows. Would it work??

I got a 98% education (Hadron Collider), lots of industrials with some specialized and I got no issues with jobs and overeducation. Industries lvl 3 need educated workers anyway. People that need work will eventually fill lower education jobs without any issues. So far in a city of around 150k my happiness is over 90% everywhere so there's no troubles.

Still your construction ideas do sound good and interesting.
