Zoning Grids only showing up on Left Side of roads

Hello,

I am truly enjoying this game but I ran into an issue and I am not sure how to resolve it. Currently my new city will only pop grids on one side of the road. In this case on the left side of the road. I have gone through a couple of things but I believe that this has to be a function that I may have inadvertently triggered. If anyone can offer assistance with this I would greatly appreciate it. Thanks!

I don't have any mods and am playing the base game with a few DLCs.

You can build roads with zoning on both sides, only left, only right, or not at all. You can also upgrade existing roads to the selected type.
