do cargo trains bennifit commercial zones
does it do anygood to plop a cargo train near a commercial zone?

Well both, since it allows a way for industry to export and a way for commercial to get imports.

mainly industry for exporting but if you have large industry and commercial it does help to import the products between your city. Would recomend to have one train line going out for exports and one inside your city only for imports for commercial.

It helps both industry (imports and exports) and commercial (imports and exports).

Same answers apply to cargo trains as when you asked about cargo airport. To save a little time the same will hold true for cargo harbors as well. Only difference would be if like me you only build rail that rings or exits the city with no incoming rail that could be used for imports. The thing is that once you figure out how to use all three (Air Water and rail) you'll find that while All three are better than relying solely on the highway system, rail is by far the quickest and in my opinion most profitable.

That said commercial benefits most from well designed supply chain and a large population. You need to produce the right type of goods to ship to the commercial outlets and you need to have enough people lining up to buy those goods. If you have those to things ready to go then the rest is just a matter of delivery.

Industry will also ship products to commercial by rail, so you can free up a lot of traffic if you have cargo stations from your industry connected near commercial districts. Just be sure the plan the exits from the station well.

It does not need to be right beside the commercial zone, goods and material vehicles will travel quite a bit of distance to the cargo station for pick up and drop off.

This video clip show the relationship of the city to the rail yard. One of the focus points is how the local cargo rail line functions to serve industry and commercial. Because I place the industrial cargo terminals where I do they easily supply commercial zones and buildings with Goods that come from the "generic" manufacturing district, "Cloudy Glen".

YES commercial does benefit from the use of Cargo terminals.

Yes, but be aware you are concentrating traffic, so traffic to and from your placement of the terminal will have to take in account the amount of traffic generated at the terminal.
