Can you make a screenshot of the 'zoning issue'?
Not sure how to help you with the other issues. (I've only made a very simple testmap myself for testing my interchanges...)
I found the map, but the missing asset was not there.

But it's not possible to adjust zoning in the map editor at all. Because there simply isn't any zoning. Those mods I linked you therefore have no function in the editor.
This issue cannot be resolved until you are playing or testing the map in-game.
Your created assets are in the hidden windows appdata folder.
C:\Users\Mark-Dell\AppData\Local\Colossal Order\Cities_Skylines\Addons\Assets
Just remember to unhide your folders, if you haven't already, in file explorer, under View tab, "Hidden Items" needs a checkmark..

It will work in editor and show your created asset if you remember what you named it.
A word of caution: Map editor doesn't like for you to use assets or build infrastructure underground. It also doesn't play well with assets that actually preform any sort of function. They may install in editor alright but are then subject to malfunction in-game.
