From my experience - dumping assets to get the mesh out of them, alters the mesh design - it will be full of triangles (and not faces as usually they are created, so each face will be appropriately divided), also it adds some faces (and UV texturing... you will have to make it yourself) :)
Is it possible to extract textures from themes? I get the idea that with the tool you provided, it might be possible to extract textures from props or buildings, but what about "unclickable" things? for example, I would like to extract the pavement texture from the Seychelles theme, but that texture, and any other theme texture, are only present when one paints the surface of a certain area, making them "unclickable"

Once you extracted all the textures from various map themes, get into theme editor and make your own theme using the textures(no need for theme mixer 2).
It will be saved as a .crp file. Every file format CS use is. crp
