Yes , it is better to unsubscribe than only disable them in general and to be sure there is no mod code in the background any more , you could delete the mod folder in your game files too
How bad is lag?
x1 speed is 10 seconds per day (24hours)
x2 is 6 seconds
x3 is 3 seconds.
well, mods are extra resources added to the game. They can use up a lot of resources, so x2 speed with all of your workshop is likely the issue.
Try to temporarily launch the game with the -disableMods flag and see how the lag is? This way you don't need to disable or unsubscribe any mods. Just remove the -disableMods flag when finished.
If it won't load, it is likely you have used a mod that is required in the game in order to load.
