You can move a building back from the road 2 squares - from where the connection point / front of the building is.
There are also some shopping centre assets in the workshop (Skyland Mall by King Leno). This contains buildings that require road access and ‘fillers’ that are props

As for the shared pathways that you can zone with, I believe they are part of the Network Extensions 2 mod - found under the roads menu, and then the pedestrian tab.

This one will allow you to force zoning - which is helpful when using the parking lot roads - which don’t have zoning by default.
