Is there any reason to go with low density?
Is there any reason to go with low density buildings after you've unlocked high density?

If you're building a suburban city, then go for low-density. But if you're doing a major city, go for high density.

In terms of residential, you get more families in low density housing as opposed to more single adults in high density housing. So, I like to use both density types for a more balanced population growth... and a large city with a large low density suburban sprawl looks more authentic ;)

High density generates a lot of traffic or public transportation demands. If hearses can't get to a dead body in a high density building, the entire building may move away from your city. Up to around 30 families at a time. A bunch of dead bodies, 30 x a bunch moving out.

If you properly plan for the problems of high density, you can do it. But the preferences of the different age groups needs to be considered.

Both are important and both have pros and cons. Having low level low residential is also important to get new families there and less educated people which will work on farms for example. Every city should have good mix of both. Low residential is important because new families with kids move in and old people move from high density to low density and they make room in the city for young adult or adults who will work in the city. Kid new families and old people (low residential) young adults and adults (high residential).

I use low density to build the neighbourhood with. As I better define, improve the traffic routes, transit stops and transfer points I slowly change to high density. It helps to point out issues before they become huge.
