Why do my zones keep disappearing?
I keep seeing gaps in my zoning, that I know I'm not directly responsible, as I always fill in the zoning entirely, when building new areas. I also have many buildings/houses which erase the zoning under themselves sometimes. I'll link some screenshots.

The terrain isn't flat enough.
Any building that does spawn on such terrain will deform the terrain even more, making the terrain on either side unbuildable.
I would also suggest you avoid 1x1 zoning whenever possible as that will create a building which will have a negative land value and have a detrimental effect on nearby buildings. You may of course do so intentionally, but be aware of the effect it will have.

But this happens on flat ground. And if it is not flat enough, why do they get built in the first place? I'm pretty sure that if the ground is too steep, it won't even give you the option of zoning it in the first place.

Did you even look at the first picture? most of those missing zones are on very flat ground.

As I said above, the initial zoning was possible, but as each building was grew, it deformed the terrain around it.

Yes, I looked at all of them and the first one as a direct overhead can be a little misleading. When you view the second one for example, the angle of the view clearly shows the terrain level differences.

alright, well what about the spots where there's still a house, but the zoning is gone. and I can't rezone it until i demolish the house?

I have a theory that some assets I unsubscribed from caused those buildings to disappear, taking the zoning with them.

Naturally...
Incidentally, take more care about zoning residential within the noise radius of known noise polluters. Commercial is just that and you have homes right behind them. They are going to get sick and cost you money on unnecessary healthcare as well as more ambulances on the roads.

I'm not concerned about whether people move out or not, regardless, the zoning shouldn't disappear if they do move. This hasn't been an issue in the past. In fact the houses that have lost their zoning, still have people living in them, so moving out due to noise/sickness isn't the issue. It happens city-wide, even in the best areas. If we had to rezone every time someone moved, we'd have to spend all our time rezoning.

what are you supposed to have behind commercial? paddocks until the residential starts? real cities don't happen like that, and they are populated. Living next to shops is fine, it happens all the time, both in real life, and in my in-game city. I have loads of people living next to shops, with none of them complaining about noise.

We have already covered the zoning 'disappearances'. Zone on even terrain and if you zone on uneven terrain, then be aware of the deformation of the adjacent terrain each building may make.
Simple, done.

Who's talking about vacating property? I mentioned the potential cause of sickness as an observation.
Nobody is moving out because of it.
Commercial is a noise polluter. You are zoning within the noise radius of a known polluter. Cims will get sick and require healthcare. That healthcare costs you money to provide and puts more ambulances on the streets. That is all.
But, don't just take my word for it. Examine your residential for yourself with the noise pollution overlay on and then examine your health.

Use whatever you like to maintain a safe distance. Many players use a buffer zone of offices, or parks, a little bit of greenery perhaps. Hell, I've even used the space for bike lanes.
Use your imagination to improve the appearance. It only has to be approximately 6 zone cells away from low density commercial to be safe, but considerably more if high density.

Ok, but i still dont have an explanation as to why perfectly flat zones, that still have functiining buildings on them, are losing their zoning.
