I do have the rebalance mods.
At the moment, I am doing an industry/ore/district so that I can later compare it to an industry/ore/zone.
My whole goal with sandboxing at the moment is to exercise every aspect of the game without penalty. Then, I will go off and play with the meter running. :)
* free post DLC is the zoned industry, where you paint an area which eg included the generic industry, which then changes to one of the 4 assigned zoned industries, this type produces zoned industry goods as storable in warehouses
but
this type of industry has already two types in itself, the growable buildings which are on top of the ressources & those buildings which are on non-ressources ground

the ressources for this zoned type of growable industry can be imported
* the DLC contains area ploppable buildings, which work similar to the zoned industries, but produce non importable ressources & goods, most of those buildings must be placed within the painted area but not all
only ore & oil need ressoures in the ground, farm & forestry contain own ressources producing buildings
ressources for the ploppable industry cannot be imported
there is a mod which makes for infinite ore & oil ressources, though there is a vanilla infinite ore & oil option but reported as glitched, didn't use it so far, so cannot commment
* Unique Factories are set up on top of that industrial chain, don't require to be placed within the painted area
* cargo chain is on the other hand a completely different type of a beast, didn't do much with it so far cause i am still wrestling with the basics, namely town layout & traffic problems

all in all i'd say, it's a good idea to mix all 3 types of industry in an industrial area, generic, zoned & the ploppable buildings based, & oc if you can afford it & your town needs it, the magnificent Unique Factories
