4 central squares in 4x4 high density commercial automatically dezone
Does anyone know this problem:

the 4 central squares in a 4x4 high density comercial district automatically dezone.

It only happens with commercial districts (thank god) and seems to be happening randomly.

See if you can plop a 4x4 park in that spot.
In any case, all of that high density commercial has to go. Commercial is a noise polluter and you have zoned it right next to your residential. You are going to be making those residents sick.
Either move the residential a safe distance away or get rid of that hd commercial.
While you're at it, you might to try terraforming and flattening the land there and may be even relay that stretch of road to get a good zone grid.

Definitely not a terrain issue. I can easily rezone the area after which 4x4 do grow. I need to do further testing, but I think it happens when I load a saved game.

Anytime I have seen this happen it has always been a product of the “MoveIt” mod. Notice it is in a cluster of 10x4 or is that 4x10. The zone able areas on that side of the boulevard are in large chunks as the office side of the road is continuous. That seems like terrain difference of some kind. Or a very slight curve. You can use Movit to very gently move the road piece to bend section or move node.
These sort of holes happen when I slightly move road (Movit) or move other roads nearby and their zoning areas or slight terrain difference affect each other.

I think my issue is different. If your theory were right it would affect all types of zones and not just high density commercial.

I do use MoveIt a lot for all kind of things, but this problem happens all over the map, not just where I moved a road and it only affects high density commercial.

The hole you see on the picture occurs on 50 different locations all over my 81-tiles/1million people city.

Bump - Still have this problem and I have no idea which mod is causing it.
It has to be a mod or a combination of certain mods, I can exclude everything else.

And no, de- and reactivating certain mods to test it is not an option. I have way too many installed for that.

Using RICO ? It did happen to me when I was using it (converting buildings to RICO using the mod in question) . Very annoying + icons "not enough good to sale", "low land value" now use FIND IT + PLOP THE GROWABLES and no more problems :) My ENTIRE city is made of buildings I place myself individually.

I got the same issue. It happens only in high density commercial, its no issue of elevation or streets beeing moved, it happens more to streets I never touched than streets I moved with move it!, I also think this happens primarily after a load, but I also find those holes after a while in the game. It might be connected to the issue where sometimes you delete a zoning and it keeps comming back, thsi is total random, and as I say it happend again, filled a hole and a new hole appeared next to it again. Would love to know which mod does this. Never happens to any other type of zoning
Edit: Ok just hasd something weird. I deleted buildings around a hole and filled it, and a hole in the same zoning disappeared and was fully zoned again. Could it be related to a building next to it that doesn't fit into its boundaries. Will give it a try to see if it happens tnext to the same buildings.
Even if its a ♥♥♥♥♥, it keeps me redesinging districs, which is good. So no big deal, but would be nice to get rid off

Just wittnessed it happening, it was a commercial building that got torn down because of the "not enough profit" state, when the building dissapeared the hole formed. Just happend again. Its happening on the same spot tho, not sure if it was the same buidling type. might be related to one of the "dezoning" mods. Sadly I have 2 mods who got that feature, guess they interfere with eachother. But both are kind of essential

Hi. Relatively new player here. This 2x2 hole inside 4x4 high density commercial districts happens to me ALL THE TIME. I'll often notice it when I see 4 1x1 structures lining the street in a space where I had previously zoned a 4x4. I use just a few mods. Not Move It. Not RICO. As soon as I notice it, I fill in the missing zoning and the space will build the 4x4. But the holes keep popping up all over the map, and I'm constantly having to fix them.
