Some questions before buying.
Game is out for a month now and i was wondering if anything meaningful is changed or added by now.
I've seen a stream and it kinda all looked very easy with players getting a full blown decorated house with no chaotic incidents happening to give some challenges and stuff....

a few patches have been released to fix or alter the balance of some things, but the first major update isn't until next month, which is a week and a bit away at the earliest. no idea when next month though.

If that's not enough improvement for you at this point, keep watching for the first major update to drop and see what happens after this. Keep in mind this is early access, it's always subject to change.

I don't like buying EA titles anymore unless they turn out to be really good so i'll just hold of for a while and see how it develops.

I don't like buying EA titles either. and if I buy them I only play them very rarely. As long as they're in EA - I will play it properly when it is no longer in EA

You shouldn't buy EA games if you have problems with the Game condition. but you need patience and discipline for that.

If you're one that got bored of the base sims games, I would wait until the player mod kit is released, that way you can see to what level they are really going to openly allow players to add things to the game. Also then you will be able to get a good feel for what sort of mods will be coming out in the near future. At least that is what I am doing, as I get bored of the level of content in the base life games and mods bring a lot more interest into the game for long term replay.
