Rebuilding the Hub
I noticed almost all buildings in the Hub can be bought/rebuilt, and I thought it would be interesting to rebuilt the Hub and do something like an "Inn" so passing nomads and other caravans stop by, will NPC's use beds and other stuff that I build there if I set the houses to "Public"? What does this setting do?

They can't use your beds, chairs, etc. If you don't use them yourself, then Hub'll be even more desolate than it started out.

There are mods that make npcs shop more, don't use them myself, but they are advertised as being able to let you make a living running eg an inn or shop like that

I think there´s also a mod which is about rebuilding the hub.

I don´t think that there´s a mod which let´s You run a hotel. It´s the same when You build a base. There won´t be more NPCs in there only because You have extra houses and beds. There will be 4 NPCs which wander around constantly, and some caravans pass by.

Both Reactive World and Living World rebuild the hub via faction take over I believe.
Thing with faction take overs tho is that they tend to respect player owned buildings and so will feel a lot more empty if he already bought up all the buildings

Yes, that might be. I meant stand alone, as of course many have this idea. I also tried it when i first played the game. It´s the starting town, and You can buy a lot of houses. Rebuilding it seems as the logical step, as kind of base, or just to rebuild it, like new people move in and so on - but it doesn´t work like that in game, and You can´t really make Your own food there, as You have no water source, so it doesn´t really work as self sustainable base either.

In the base game you can delete the marker that prevents building with the editor mode and then should be able to build w/e you like. Not exactly a clean solution, but that could work

Yes - i like to not do that. I for myself don´t have an issue with it. I initially replied, because OP asked for it.

Of course it would be neat if the game would simulate certain things, or would fill empty beds with people. Like if You buy a house, repair it - prepare it neatly, and sell it again, so others would move it. Or if You set a house to public You´d rent the beds, or receive a rent for the house every day. Or NPC would occasionally buy property as well, to restore broken buildings. But i don´t even expect something like it for Kenshi 2.

I once tried to "un-buy" a house via save editing and woo boy that is not easy. So selling a house? Dunno if that is even possible.

I've rebuilt Hub several times and I can tell you that NPCs will never use anything in your buildings except shop counters. Would be lovely if this could be fixed with a mod. I want to build hospitals and lounges in every town.

the thing is you wont be able to build refineries and other crafting things, i started living in the hub but its impossible to plant anything or build refineries so i'll move out eventually, its good to start researching and storing loot tho

Ugh I accidentally got on the bad side of the trade ninjas by "stealing" stuff from a downed starving bandit. I thought at the time a good idea would be to take away their swords. Well now they suck at defending and a few have died. Did not help that the Shiobi ninjas went aggro on them too and I had to side with the shop keeper. I re-armed the left over ninjas after they got knocked out.

Sadly the shop outside the town walls got wiped out. Not sure who/what got them. Is there a way to get a new shop keeper there?

Unfortunately an import is your only option, short of manual save manipulation.

Note that if you tick the "Import Dead NPCs" toggle, then importing will wipe out any unique recruits who are still hidden in prison cells around the world. If you don't tick it, the game will forget all the faction bosses you've defeated so far.

Choose your poison, but either way your shopkeeper will come back.
