The only things that give permanent bonuses are strategic spells, empire upgrades, mystic city upgrades, alignment-based specialisations, (shadowborn, etc) and racial governance upgrades. And medals, of course. You can combine those to create some very strong units.
For necromancers, you can do some fun stuff with life steal stacking. Looking for a city with both a Crystal Tree and a Dungeon can let you build some really strong Death Bringers. (they get killing momentum, potentially letting you ghoul 2 units in a single round.)
A personal favourite of mine is undead Goblin Butchers with triple life stealing and attacks that deal physical, blight, lightning and spirit damage. And then when they die, reanimators can just bring them back.
With the More Ancestral Spirits mod, you can get permanent Ancestral Spirits as a site reward (Life Spring). Yes it is a mod, hence a cheating, but it's fun to have a unit that have both spirit and physical strong protections (one of them through levelling up, that never happens with a combat summon), and they fit so well to an Archdruid.
