Things like unlocked weapons and items, as well as alternate costumes are available in two secret rooms you can access any time you play the game again after you beat it the first time. In the hallway where Simon sees someone go around a corner, right before you reach the padlocked door, a wooden door on your left will now be unlocked. Unlocked weapons are in this room, as well as a closet that lets you change Simons appearance. Theres also a painting on the wall, use this if you feel like having a heart attack.
Unlocked costumes aren't used in Co-op, in Co-op you play as various police officers; it's not the same game as the singleplayer campaign, but rather exclusively Co-op campaigns designed for multiple players. I will warn you right now that there are almost no players online these days so it's best to try and find some friends to start a private game with.
