First off, I've never used Arborwatch, but I've had my fair share of player homes vanilla and modded. Maybe I can help.
It sounds like a cell reset issue. I believe this can be solved with mods. If you use Nexus to download mods, and Vortex (the Nexus' mod manager, which is what I use and has served me very well, even with checking for the activation of manual installs) to install/manage mods, then perhaps consider:
-Decorator Assistant; if used correctly, I believe it renders moving objects static and sort of 'glues' them in place, thus it should avoid the cell reset issue or simply bumping into things issue
-Imperial Furniture Renovated; provides furniture and decor which I believe can generally be manipulated as movable objects, or rendered static via Decorator Assistant
