Textures disappearing in squares

I'm getting an odd texture bug with textures flickering in and out in square patterns.

specs: 3080ti, ryzen 5950x, 32g DDR4 ram, all drivers up to date

• If possible, install Ubisoft Connect and the game on the same drive as your OS

• End unnecessary background processes via Task Manager
• Unplug non-essential peripherals (extra monitors, controllers, VR equipment, etc.)
• Clearing the Ubisoft Connect cache file: https://ubi.li/oJ6r1

i did not, gave up and uninstalled the game after ♥♥♥♥♥♥♥ with it for a day
