The Cultists do short teleports that make it hard to keep an eye out for them sometimes, and they can spawn a duplicate of themselves that can actively hunt you and will de-spawn once they attack you (though currently, every time I see the duplicates, they're halfway glitched into the ground and can't move).
The Butcher is the most difficult out of the three since he can easily outrun you (but he's the most bugged and can't ever seem to get you out of the cabinet, even if he sees you run inside one).
If the ghost spots you, you must break their line of sight immediately and hide in a cabinet. If they spot you going into the cabinet, they might still get you (sometimes they do, sometimes they don't, it's still a little buggy I think).
If you can't find a cabinet, sometimes you can find a nook or cranny that the ghost can't walk into and won't spot you, but those are pretty rare and don't always work. Sometimes you can outrun the ghost if you know don't run into a dead-end and keep breaking line of sight.
You have three warning signs to know when the ghost is close to you.
The first is the heartbeat sound effect. You'll hear that first once within range of the ghost.
The second is the ghost sounds, and each ghost has a unique sound (except for Ritual Row & The Quiet, which have basically the same ghost and mechanics, just different models).
The third is the screen shake. Once the screen starts to shake, the ghost is literally within a few feet from you.
My few tips and tricks:
- Always know your cabinet locations in case you need to run to one right away. If you have to, play the map a little without cleaning just to learn the layout, as cabinets will always be in the same locations.
- Play in a quiet environment so you can listen carefully for the ghost's location. This game is heavily sound-based for you to survive.
- You can pick up a medkit and toss it somewhere more available for later use if you need another one (though you can only pick up one at a time).
- Tool upgrades and perks are extremely helpful. If you need to, you can "grind" money and EXP from the first job Granny's House (358 Bridle Street) which is the easiest map. The ghost hunts rarely and you can actually exorcise the ghost if you find the 5 cursed toys around the house (some won't be visible until the furniture moves during one of the ghost's hunts), and you'll be able to 100% clean the house freely without worrying about the ghost. There's also daily and weekly tasks (and achievements) that give money and EXP as well!
- Currently, the "Eagle Eye" perk (which highlights pickups and cabinets in the dark around you) can be used for a little cheatsy-doodle. If you look through the yellow outline, you can use it to see the silhouette of the ghost for their location and use that to your advantage. Kind of an exploit but it's really useful and super circumstantial, lol.
- Ghosts always seem to know where you are, and will slowly make their way towards the building/room you're in, and getting in a cabinet throws them off to make them leave. Wait until you can't hear their ghost sounds or the heartbeat. Could take anywhere from a few seconds to maybe 1-2 minutes, so just have patience.

Cabinets are your only safe spot within the game, but the ghost still has a chance of finding you in one, even when un-spotted.
All ghost can chase you into the tool area, or spot you in there through the open doors, possibly through the windows? (I'm still unsure about how ghosts work with windows, since sometimes they spot me and sometimes they don't, it's weird; broken windows means the ghost can 100% see you though)
I kind of like not having a pure safe space anywhere, makes it that much more frightening and panic-inducing. Plus, it prevents people from wimping out and hiding out in a van (which is my least favorite thing with ghost-hunting games today).
The safe room appears to be safe when you close the doors, I've learned. I mean the doors are big and slow, so in a heated chase sequence you're gonna die (been there, done that), but if you have enough of a head start or need a bathroom break, it seems to be safe if you shut yourself in there.
Yeah! Just go inside the room and click the doors and they slowly shut. I learned it keeps you safe when my son watched me running for my life from cult man and he shut the doors in my face and safely watched me die through the windows. We tested further and ghosts don't seem to go in when those doors are shut.
