You can see which three potential feats in the upper left when you're on an unowned tile.
The first feat you see is always related to the tile type (i.e. Plains, Snow, Beach, etc) but the last 2 are randomized. (i think, upon first entering the tile)
The land feats you can get can really help shape what that potential settlement can do.
Location-related Land Feats especially, like a Forest tile has the highest population limit, a Beach tile comes with bonus tourism attraction and a chance for extra catches when Fishing.
Random feats like Fishing Spot (more chance for extra when Fishing, stacking with Beach/Sea Land Feat), or Fertile (more fertility), or Basin (more Admin points).

If a tile is really far away from a road, it can have a high Danger Level, which determines the level of monsters that can randomly show up.
But, you can always buy and use a Relocation Deed after the fact to move whatever tile you claim somewhere else, which will adjust its Danger Level accordingly.
