Do you gotta constantly give them the item they request when you re-invite them after the first time?

nah its just their preferred gift option. I dont really recommend giving them that and instead give them souvenirs since preferred gifts only add up to 100 satisfaction points while souvenirs can go up to 200
Once you get all the buildings, and place a bunch of stuff they can gawk at (by the road), then you only really need to pay 100k and do a firepit party. Also, they don't leave their areas, so both houses on the south should definitely be in the largest area at the entrance. I wouldn't put any houses at the lighthouse or the other area in the south. Having stuff to stare at (make roads), that will engage them (not just anything it has to say when you craft it), will go along way. The large cow sign is one example.

yeah im aware of that, areas are too small to even put buildings there.

I'm not 100% sure but I think that line simply means they want you to have found a certain bug or fish. Gifting people bugs or fish usually results in a low amount of satisfaction anyway. I always give them sake for 220 points.

This, having the dokopedia entry is enough to fulfill that requirement, you don't actually have to gift them those things. I think you're supposed to gift them crafted souvenirs instead, but matching furnishings to their preferences + campfire seems to be enough for even S-rank guests.

It's not their preferred gift lol 😭😭. It's just their requirement, so that means you have to unlock that specific bug/fish/material on your Dondokopedia.

After about half way through I stopped giving them anything I would just run over to quickly say hi and they still leave with almost max satisfaction. Then after a while again I stopped even saying hi and they still leave happy

not really a requirement since i can invite them just fine before without fulfilling all their request, or at least one of them

It's a "requirement" as in the 4 preferences listed under profile. They more you check off them the higher their satisfaction gain rate.
