You need to carry her grandpa outside the house and then talk to her while she's alone in the house. She won't start the quest if either her grandpa or grandma are inside.

I'm not sure about it, but I would see, that the book for the meteron-spell is given to the girl. As far as i know she also only needs 3. But maybe the rewards are a bit less, afterwards, then.
