Need help finding the last piece of the untarnished notes

So before jumping in to a point of no return I have one last affair to take care of, which is finding the last untarnished note. Found 2 of them, I've looked everywhere. I have 95% BnP in the house and 82% BnP in the location where the point of no return is. I've looked everywhere.

Go to settings and pick option in difficulty settings "I hate to be lost". It will highlight map sections on red, if there is something to pick up.

I did that and there was only one section highlighted red. Turns out it was just missing ink. Now I have 100% ink in every section. I've explored every corner. Not sure what I'm missing, but I can't find this damn note. Really considering just dropping everything and continuing with the main quest.
