X-Plane 12 has the first two things but currently it has terrible performance and is barely playable unless you have an extremely high end system and even then frame rates are pretty low unless you use a very low FSR setting or turn down the other graphics setting down a lot and it still has problems with anti aliasing (a problem XP11 also had even worse), jaggies everywhere unless you set it to 8x AA and get 18 fps. I know it's still in beta but who knows if they will ever solve those problems or not.
The only thing I don't like about Aerofly FS4 is that it's scenery does not cover the entire world like all other simulators and there seems to be no 3rd party development that I can find for it for aircraft or scenery, etc.
If I can pick it up on sale, I will definitely buy it but it rarely ever seems to go on sale.
