1. The nightly events are not completely randomized. If there's activity for several nights in row, then there should be a calmer episode coming soon.
2. Reading the newspaper unlocks city events that can increase Sanity. Going to a theater or movies will give you +0.8 Sanity. Talking with friends will also give a sanity boost. Also discussing the events with Armitage can give you a sanity boost, if you have enough evidence.
2. You can listen to the wall to see if there's disturbances the next night. If there's footsteps, you will have a dream. If there's rat sounds, you can board up the hole and use earplugs or sleeping pills. You could also try to leave the light on, but it might have consequences. If there's no sound, then there's no activity, and Walter should get good nights sleep. If Walter's is sick or low on Sanity, then it's best to use sleeping pills as well.
3. A bit later in the game you will get a new roommate. You can ask to stay at his place to avoid nightly encounters.
4. You can learn a "spell" from the Special Collection books that will protect Walter at night.
Hope this helps!
