And yes, it's a MASSIVE pita to relocate your Town to a superior location (middle map-ish usually) but only at first, then it's fairly smooth sailing.
Pick a location with LOTS AND LOTS of nearly flat and wide open spaces because T3 buildings are not only massive, but the collision around them is EVEN LARGER (Devs have stated they're planning on tweaking that part) meaning you need space around them (wider than the footprint) just to place them and new buildings as well.
As for having lots of materials... good luck with that heh. Having 28 Villagers will certainly help though, because you're going to burn through mats building the new things and researching the new things like you don't even know yet.
Or find a piece of suitable land create a new outpost build a couple stack piles there and a sign all your worker to that outpost so you can ship shxt lot of stuff there in one day then do what you gonna do.
