For what purpose? I bought the garage to be my dealer distributor shack (no need for water and landline) and cottage downhill from it as local lab. This because it is close to one dock, has water and landline and is very close to distribution.

If I did not separate distribution and lab, I would likely choose apartment since it is located centrally and has all amenities.
