Connection time out after friend joins private hosted game

This is an odd one, started a hosted game and when I start it up everything works fine as expected when in by myself. The second I invite my friend to play, he will load in and I will get immediately hit with a server timed out error and be unable to play in my own created game. Here is the kicker, although it says I timed out, if I don't hit the ok button on the error message he is able to play in the world just fine. The second I acknowledge the error it will close down and he will be kicked as well. I have absolutely no clue as to why this is happening or how to fix it.

I have double checked all the in game settings and ensured it wasn't set to solo or anything. I have reset my router, worked on ip stuff and restarted the computer countless times. I have also completely turned off the firewall settings on the computer to see if that was holding it up as well and checked the file integrity in steam. I even went so far as to uninstall and reinstall the game. Nothing seems to let it work.

If we start a new game, same issue.... I am really at my whits end here and I'm hoping someone else had the same issue and found a way to persevere cause I'm really running out of hope...

As an added note, my friend can create a game and I can join it with no problems. So its not a connection issue between us. That being said the desire is for my computer to host.
