Oh, it's very easy! You don't really have to put thought into it at all. Once you buy the build it just appears on the second morning after you paid for it.
The house will be upgraded around you, unless there are objects right up against the house walls outside that prevent the new house from being placed exactly where the old one was. If that happens, you will have to pick a new clear spot on your farm to build. But it's no problem. You can move your house back to where you want it later, after you've cleared the proper space.
The items inside your house will be there in your new house, although placed in weird random spots. You'll need to hammer everything to move it where it belongs in your new house.
