Have a powerful high tier PC and very strong I-net connection or at least at the level of XBOX Series S equivalent PC.

use the following command for launch parameters:

-USEALLAVAILABLECORES

run on SSD not HDD, I upgraded

Play on low settings to easy cpu load. That’ll fix your issue.
