How to make a breeding stable?

I have completed all of the quests, I could have sworn at some point doing the questline some character mentioned that we are able to make our own breeding stable but when I went back to the estate I couldn't find any spot with an option for a breeding stable. Does anyone know how to get the blueprint or if it's even possible? I want to breed my own horses together and not the super sucky ones that they have for stud lol.

The breeding questline is a sidequest in which you have to go to this man's homestead (near a lighthouse by the shipwreck area near the harbor) and breed a horse of yours with his. Essentially he'll teach you the basics of breeding and the resources you need to breed foals. Once you've bred the horses and inspected the foal, you talk to the man again to complete the quest. He'll give you the blueprint to build your own breeding stables.

The only place you can build them are on the small plots of land, the same ones you use to build the farms, styling and bathing stations.
