The only property that produces income I've come across so far is the Slimeway, which is very much mechanically it's own thing.
The primary motivation to purchase properties in-game, currently, is to create a network for getting around the map by using the pipes to the undercity. It's a great way to build your map knowledge, encounter a property, purchase it, furnish it and then use it as a hub to earn back the money and restock!
The second reason is storage. Any item you can hold in your hands can be used to decorate your house, you can cover the walls in balloon guns, you can hang bats from the ceilings, you can coat your floor in burgers, you can store a set of carjacking tools at every house across the map. And since everything can be pawned it's a great way to store money!
Each property is also unique in exterior and interior appearance, floor plans differ, as does height. Every item you can hold can be used to decorate, there is a fair number of furniture items in the game, and you can use it all to decorate to your hearts content.
Personally, I like putting snails all over the place!
