He doesn't spawn near you, he walks around the area randomly. Listen for his footsteps.
Note: His starting position varies, I've seen him come out of the house, other times I've seen him start outside, so like the above said, best to observe from outside then make a move when you think it's safe
He does enter rooms normally, without the need of sprinting, but from what I've observed, he never goes into the Shed or the Cellar, even when he sprints somewhere, but from what I could tell, when he sprints, he can end up in different spots in a room, compared to when he'd normally walk into a room, even saw him casually walk into the Pentagram room upstairs, I can always tell by sound, if he's upstairs or downstairs for sure, then having the side door and front door closed at all times, so I know when he's outside or inside before deciding to venture into different rooms

That whole mission was some really scary stuff - well done to the Dev for that one. Wow. I don't usually like horror stuff but that actually gave me shivers! Go make some horror games dude, put puzzles and traps in, loads of jumpscares.
Have a look at Lethal Company and see if you can think of a way to make something actually scary but also co-op. It'll mint you ;)
