Start office, or sell something else like cheap clothes, wines. Learn the art of on-job training given by HR, sign delivery contract with NY Disto and worry logistics later.
The tutorial giftshop can sell cheap/expensive flowers and cheap/expensive gifts without any sale volume penalty, make sure to sell them all.
Personally I also add wine (2 shelves for a 15 capacity) because wine is cool. (You can add basically everything, but I don't because it breaks my own sense of theme and I have less fun, but that's your decision to make not mine. Creating an actual super center later is a fun idea though)
Other than that, you can increase the price by a fair amount, I like to stay in garment because it's too easy in midtown and etc for me to enjoy, but in garment expensive gifts can go up to like 55, cheap gifts like 23 and stuff like that
You can press F1 to see the primary items of each business type, all businesses should be profitable if you set them up correctly with the primary items, albeit to varying degrees. (Some information here is outdated, like how you can't have a checkout counter in the coffee shop or fast food place but it tells you that you can)
Also, 15 capacity shops suck, go for 30 capacity minimum
When promted to rent a small shop, do it and cancel it right away. Then you look for a 30 to 40 capacity building with a 50+ score. Then take another loan and put the needed stuff for expensive gifts and flowers in. Same for the cheap variants. The cheap gifts can be placed in the cheaper stands from AJ. Get speakers from ika and stock the shelves.
Open the store up yourself like from 12 to 20 and you will already make more than you make on day 31. Take course and hire applicants and train them to over 90 while working the store. That store will make 20-35k once the appllicants take over. You should also get a cleaner because if you staff a cleaner the store stays clean for the whole day. 2h a day are sufficient and the skill does not matter. All staff including the cleaner should wear uniform.
Then do a law firm and HQ, and then do whatever you like but always do the shop like above. Important is the 5k investment in floors and wall, the speaker and a clean environment.
Ohh and buy a transporter right away
Around day 31 I had one store. 30 max capacity, and I was at capacity. Gift shop, selling cheap and expensive gifts, and also cheap and expensive flowers. I was raking in $17k - $21k a day.
Don't follow the uncle's story line missions too rigidly. It's basically a tutorial to get you familiarized with the game's mechanics.
