You need to get a wardrobe in your apartment so you can change your outfit. In there are some "workout" type clothes (make sure you put on the shirt, shorts and shoes), and you should be able to use the equipment!

hopefully in 0.3 the exercise clothes are easier to identify as it took me ages to work out (pun intentional) which were the correct ones.

Correct - currently you don't have to buy the outfits, but that will be getting expanded in the future!

Each task gives you a certain happiness boost that lasts for a certain time. If you keep doing more and more of the same task, it just adds to the time the boost lasts.

So if you want more happiness, you'll need to alternate between different tasks so you have a few perks going at the same time. So if you combine working out, watching TV and Playing computer games, along with being profitable, you should be pretty close to 100%.

Other things like walking in the park, visiting the casino, hanging out in your boat or completing objectives also give happiness perks.

Playing at the PC accumulate happiness. Walking in the park for one hour give you 2 days but there you cannot accumulate.

True, walking in the park will be getting an update in the future - it was the first happiness perk and so doesn't have all the features :D

I accumulate happiness points when my employees are working for me and I have some spare time. If your happiness is 45 %, do that have any negative impact?

Some employees want "Peaceful Work Environment" which means they want you to be at 50% happiness or higher. Other than that, 45% should be fine!
