you need to talk to her while she's walking from home to work in the mornings. give her gifts to get new events with her. after the earthquake event, you need to have sex with lillim at evening when you have the prompt "i feel like i'm being watched". talk to satou again, have more sex when watched and boom

Yeah its glitched, just give her items until it says maxed out. All characters have a max of 20 affection at a time.
