Second point is that the Z-axis of Stairs and Spiral are different. Depending on your room structure and setups, Stairs can be useful during your design.
Hopefully someone can have creative examples to illustrate more Stairs features lol
Spiral stairs take less overal space, but they are in the must be placed in the middle/front of the space, removing space for furniture, which is limited in the early part or the game.
Normal stairs need more overall space, but they always hug the back wall, so you can have both stairs and furniture in the same space.
