Room quality rating factors
I have read several posts about this and still feel unclear on the subject of how the room quality ratings are calculated. I know the star level of the furniture is a major factor, but other than that can anyone tell me (definitively) what else factors in?

Do floor/wall finishes count (other than being 100% completed)?
Price of decorations/accessories/lighting?
Number of decorations/accessories/etc)?
Keeping all furniture within the same style?
Number of furniture items (does adding extra pieces help/hurt)?
Extra bathroom fixtures (i.e. tub + shower, second sink)?
Do curtains help?

Also, is there any factor that gets you the cash tips left in the rooms? I seem to only get them in a couple of the rooms repeatedly.

Hi! Actually, it's not that complicated, and the key is to place only the furniture with the highest rating or add more high-rating items if you want to keep some of the low-tier items.

i have 2 rooms 101 and 102 with the exacly same object in the exacly same position (mirror) and 0.2 points of diference. i'm going to became crazy

Check for cobwebs or some 1 star object, a single one can indeed lower the overall rate, even if you have for fully furnished with 5 stars objects.
Or even some missed wall or floor tile, it's easy to miss those under windows or doorways.
