What you say may be true, but if so, it underscores exactly what OP said: the Devs seem to have just completely neglected to explain their new system, making it unpleasant and the opposite of fun.
Some of the ridiculous requests of the HF1 buyers were annoying (who doesn't want a *kitchen*??), but at least we had something to go by. In HF2, we're stabbing in the dark. I've seen posts where people have spent a lot of time and money on a house only to make pennies, while selling another house where they'd invested very little time or money, yet they made six figures on the sale. It's all random, it seems, and when the buyers come up, there's only an amount they're willing to pay -- no comments of any kind. You pick the one you want to sell to (usually the highest bidder) and that's it.
I'm baffled that OP has sold a house to a particular Buyer but the game says OP hasn't "met" this Buyer yet. That makes zero sense.
