So far just refinished the surfaces with painted wood, paint, stained birch, and some wallpaper from different collections. Drab colors and white. White marble in bathrooms and kitchen. Only actually made kitchen (downstairs), 2 bedrooms, 1 bathroom, and a little gym (upstairs). I had a few Skadi but mostly Loftly since that's my fave. Baleno in the bathroom. The tub was Sundries so I don't think she cares about brand as long as she has a tub.
I'm not saying the sell everything and add some items strategy doesn't work - clearly it does for many people and I would recommend that as first step to try - but I'm not sure there are such specific set items. Or perhaps key items change depending on location? Perhaps she doesn't show at the same location for everyone? I think the only consistent thing (for Bella anyway) is that she likes contemporary style furniture and wants a bathtub. I'm curious what we'll learn once they update the buyers to comment on sales. I really do like that I unlocked her just by designing to suit my own style though - but it's odd that I did the same thing (my same style) in the desolate villa with no luck. 🤣
I have a hard time with
unlock Henry Spring. I bought the Lavender house, and followed the above guide. Used only Cozy Rosie furniture, included plenty of indoor plants, kept everything neutral, and loaded the backyard with a huge garden
It worked for me, try it out! I replaced all the dead plants with new ones, otherwise I did exactly what was written there. The house is really big, but don't worry, Henry will buy it.

I need help
Kyle - clean (wash, vacuum, remove trash) Trevor's house and then copy the dining room chair so that there's 6 total. That's all I had to do - didn't have to add any gaming stuff or refinish any surface.
I also got him at the House on Stilts as I was just having fun making the ultimate gaming party house so I can't pinpoint exactly what did it. Not sure how much if any of this is helpful but I got him so I'll say all I remember. Try the Trevor method first as it's easier. I had sold everything then used mostly "futuristic" and "contemporary" style furniture and lifts. Lots of Futuro brand but a few others. Refinished everything interior and exterior in "rich" colors or neutral woods. White marble in bathrooms and kitchen. Wallpaper was Futuro brand. (By refinish I mean if there was wood panel I replaced with more wood panel. Tile with tile. Paint with paint etc.) As far as rooms I had 4 bedrooms, demolished walls for a combined kitchen, dining, and living area. 2 full baths (one with a tub, the other with a shower) and converted the former first floor small hall closet into a half bath. Split up the former first floor bedroom closet into two and had one open into the hall as a laundry closet with washer and dryer. I also built a garage under the house on the paved area with two garage doors, a storage room with shelves, and a workbench. As far as items go - every room got a light switch, radiator, air conditioner, and plenty of electric sockets. I was doing it in the style of the quest mission so each bedroom had a desk, computer, bookshelf, and office chair. I added one vr headset and headphones each. Plus a TV, gaming console, and two controllers. For funsies I did some rgb lighting in the desk areas. (Switch from white in light options). Living room had a big tv, speakers, console, 4 controllers. Dining room had 6 chairs and kitchen had an island with 4 stools. Fully loaded kitchen (dishwasher, sink, oven, fridge, range, hood, most common small appliances.) I also added the Tsubaki (Tsubaki? Sp) gadgets like air purifier and vacuum robot.
Abby - Both times I got her on accident. Easiest was the Timber House so try this first. I cleaned but only refinished damaged areas. I also used the flipper tool to change the customization of every piece of furniture. If furniture/windows/ or decor were damaged I sold and replaced with the same item. That includes plants. I added a fridge, hood, and dishwasher to the kitchen - "retro" style. Just doing a quick easy flip. Then there she was.
The first time was another where I don't know what she saw in it cuz it wasn't her description except for it being apartment. The Bohemian Apartment. I totally did it to suit my style - old brick walls, lots of dark neutral or cold wood, steel, raw stones. Contemporary style - mostly Loftly. I had a bedroom with tv, office with computer and bookshelf (no books), fully furnished kitchen, bathroom with shower and tub, tv area with couch and 2 chairs, dining table with 6 chairs. I had the sensors and gadgets, air purifier. All rooms had air conditioners, radiators, and plenty of wall sockets.

First i did buy the Peacy Home just to show off my point...and SOLD every single plant, furniture, and all that you can find outside the houde. Then i destroyed the roof, the walls, and so on...

btw i think the devs will patch this out soon. in the lavender house if you have no wall, mr Bylowe pop up and say that nobudy will buy a house with no wall XD
i left just a small wall cause the buyer i want to attract, Layla, need 1 single window. And cause you can still see the paper on the wall of the original house XD
So..Layla need:
1 light source [else you will attract Gary Hood and Mr Bylowe]
at least 10 furniture [else you will attract Karry Price]
Of those 10 furniture i selected skady Toilet, cozy rose shower, 2 skady bed, 1 skady couch, 1 skady Armchair, 1 skady cabinet and 3 skady chair/bar stool but you can play around as long as you have at least 1 toilet, 1 shower, 2 bed and 1 coush/sofa.
Add 1 alarm clock Aglo or CO sensor and she will be pleased to appear.
Remember she want a bit of Gym into her home...well...surprise, you just need 3 pieces of Gym. The 3 balls are enough if you want. you dont even need the Elliptical Trainer....and so...that's all.
