New Buyers

I am..unsure how the new buyers work. I tried to make a house, specifically to sell it to one buyer, but they don't come up, at all. I'm wondering if there's a way to get a specific person we're trying to sell to yet? Or ways to see that they're going to come up (like in HF1 when they would comment on the things we did)?

I unlocked her like this:

I bought the little and cheap blue house in the suburbs. First, i got rid of all the trash everywhere and cleaned the place. Then, i build on the left side a little (empty) garage. But i dont know and think that this step is needed. After selling every item in the house i got rid of every wall. A total empty little house. Lastly, and again i dont know and think this step is needed, i painted the walls and floor. Started the auction, and Miss Price showed up as the only one interested (although i already unlocked the multiple buyers perk) to buy this clean and empty house.

Karry also apparently likes empty plots. That, or I got lucky.
I bought the 'Closed Restaurant' on the coast, and demolished everything (intending to build from scratch). Then I wanted to see what comment Mr. Bylowe would have on a literally empty lot, only to instead be given Karry Price as my only buyer (despite maxed perks)

She did pay a nearly 50% profit on literally an empty lot with no purchases, and by the time I was done demolishing I was bored with the project (especially since coastal plots are so small, so I'd have little room to build anyway).
So it's not like when Bylowe buys it for a pity price. It was a proper bid, just without competition.
If I enjoyed demolishing, I'd be trying larger houses. But I find it tedious, and the 60k profit I got ain't much at this point for me.

Do you have tips to get her? I renovated a modern villa with mostly Futuro furniture and she didn't make an offer. :'(

OK the buyers make no sense, I was trying to get Melody Banerjee who is a musician that wants to live in the city centre, likes vibrant colours, extravagant furniture and a large kitchen. So I bought the apartment (city centre I assume) used the most hideous bright colours throughout and gave her every musical instrument except a piano (got an electronic KB instead) and when I tried to sell it Melody was nowhere in sight, HENRY SPRING was the TOP buyer TWICE!! Henry, who wants traditional and cozy furniture and the ONLY vivid colours should come from the plants he loves to grow. THIS APARTMENT DOESN'T HAVE A GARDEN!!
But how about you guys be the judge lol - here it is in all its hideous glory!

For Melody i buy Lavender house and just cleaning the outside end paint in yellow stucco. inside left room one sofa and just music instruments. right room 2 diner table and 8 chairs and i make a little bath room for the rectangle room is the kitchen and best furniture and dish washers dry and cloth washers and a lot of cabinets.

to get Henry Spring, I have the Cobblestone House fully cleaned, every thing reaired and removed all trash...then I sold everything in the childrens room and the toys in ihe house
