i think it was the landscaping that pre-existed on the lot. or the fact that i put fully tiled surfaces on every wall (in 2 or 3 different patterns like a chair rail/panelling). or maybe because i put a pool table in it?
i didn't go crazy with clutter. just a few items in each room. almost nothing in the kitchen except a pear (it wouldn't let me sell the thing off!).
hope this isn't a bug they will fix.
tip: that house is filthy. even the roof has dirt on it. and some of the window openings won't fit any window sold in the story flipper mode. so i left them empty.
I'm at the stage of renovating houses the way I think I should renovate them and not bother about what I made when the house sold. Once it's sold there's nothing you can do about it anyway. Refuse to sell and you get fined $1,000. I knocked Mr. Bylowe's bid on the head 6 times and he hasn't shown up again. The house he wanted ended up selling for a lot more than he offered so I was glad I refused his bids.
Just keep playing and your bank balance will come good. Mine dropped to almost zero at one stage, but at the moment I have well over 3 million plus 6 houses to be sold and most of them are expensive houses. Good luck and happy building.
Few thumb rules
1.) More rooms generally means more profit. Even if they were empty rooms.
2.) Buy furniture in price range of the house. Look for price range of existing furniture. You can upgrade to a better price range without loss of profits. However. Keep in mind that:
- Buyers on cheap house won't pay extra for high-end furniture and you will make less money.
- On the other hand cheap furniture on high-end house may make buyer(s) unhappy and thus decrease your profits.
3.) Bedrooms and Bathrooms bring profit.
- More than 4 or so each won't add much profit though.
- When you start furnishing rooms, you need to have Kitchen, Bedroom and Bathroom to make any profit. Kitchen is a room with Kitchen Sink and Refrigerator
4.) When Furnishing it's good idea to upgrade rooms. The room definitions are not strict and you can combine. You can look room layouts from quests for ideas.
- A room with Toilet is Toilet room, but if you add Sink it's bathroom and bathrooms with shower or bathtub are worth even more.
- A room with a bed is bedroom, but adding dresser and/or Cabinets makes it worth
more
- A room with sofa and coffee table is living room, but if you add TV, Carpet, Bookcase or Picture, TV Cabinet or Kitchen Cabinet and a Toy it is a Family room.
- Other room types I frequently use
-- Dining room: room with Dining Table and 4 Chairs
-- Office: room with Bookcase or Office Bookshelf, Desk, Office Chair, Monitor and Carpet
-- Laundry room needs only Washing machine and Sink.
5.) There is a cap for profit.
It's different for each house. I don't usually expect to make more profit than the house purchase price. You can do better for cheaper houses, but it takes more time and because the price cap is not that high that time is better spent on another quick small house renovation or on a big expensive house.
Least one of the buyers likes plants so those will add value if she is buying.
You can get offers for a house as many times as you like so experimenting is a good way to find what does work and what does not.
