Buying and Renovating houses not profitable enough
Topic. I just bought two separate houses and spent 2 hours or so on each.

First house profit: $-140 loss

Second house profit: $3,400ish.

If I'd spent that time grinding lame missions in the story mode I'd have made exponentially more. Like $30,000+.

At present renovating houses feels like a slap in the face for how little you get.

There should be two toggles that don't currently exist in the game: More profitable renovations and tips for what needs to be done to the house to make it sell for a lot more money.

Buying and renovating houses should be MORE profitable than grinding missions, not less.

The effort vs the reward is just not there.

If you want a freeform, no-instructions-given blank do-what-you-will mode in renovating houses, fine. But be sure to reward the users time for using that mode. As it stands I'm about to quit this game entirely.

I have no interest in doing renovations for the pay of less than a third world day laborer or endlessly grinding pseudo-tutorial on-rails missions.

My first house made me about 3-4K return, the second 8-9K, and from there it went to 30-60K.

When you buy a house and just want to flip it fast, there is no reason to sell things that are fully usuable, save your cash and reuse where you can, and also your "skill" will go up for each house sold and make you more money.

I've only flipped one house so far - the cheapest one. After reading comments about low offers and no way to know what impacts price and no before/after pics, I decided not to furnish the house. I cleaned, sold all broken items, painted, laid flooring, and installed some lights. I made 22k profit.

its not any different to the way the first game does it, You will have lower profit on beginning level houses, and as you get bigger houses later the profit will get more....

real life people that do real estate for a living has to start out with small profits too until they get enough for bigger ones and larger profits

also thier is perks that will help on this later, bottom section of the perks window

I flipped the Lavender House. Completely redecorated it inside and out, furnished it and made $27,000 profit.

I bought the cheapest house, tried to decorate it without breaking the bank but when I jump to the auction page I don't see and option to sell it.

Have I missed something? I have used Q to ping all around the house and don't see any stains/garbage. There is no checklist that I can see (at least that I have found) to give you a checklist of required items to make the house sellable.

I'm kind of baffled now.

ok, i just sold a house for $250k profit. i bought the most expensive modernist mansion (the one with ivy all over it and much dirt everywhere) and custom tiled nearly every surface, put in pool table and an "all in one" open plan room downstairs. put lights in every room and outside and even threw some furniture outside.

i have a feeling that keeping all of the ivy (i didn't even enclose the roof holes with ivy falling through) made the home have the value of a properly landscaped place.

hope they don't amend this in future as it was nice to sell it off even though i didn't add lots of things. a few clutter items in each room was about it.

it was only a 1 bed, 1 bath, 1 office. the upstairs was mostly empty with a games room.

I tried to flip the Lavender House by selling all the old furniture and cleaning it. However, when I went for an auction, only one buyer showed interest, and I could only make a $582 profit, which is very low. So, I canceled the auction. Does it always only show one bidder?

I'm just wondering if redecorating and furnishing the house will yield a bigger profit. I don't want to spend too much time on one house. What about just redecorating and not furnishing?

You can increase number of buyers to 3 through perk system.

So far I have had 2 houses which Ive sold at loss... both couple hundred moneys.

but on average I make 20.000-60.000 moneys

What I do usually is Clean up -> Sell everything -> knock down most if not all walls,
See if there is enough room in the ceiling so I could make a tiny room in there, either for additional storage or bedroom.
Then add rooms as I see fit.
Usually 1 bathroom and one additional toilet if the house is large.

I mean, I've made an easy profit on every house I've sold; I just made $80k on this last one and I didn't even do much to it? I don't know what you're doing, but I've made at least $10K on every house so far besides the first one and honestly only spend 1-2 hours on them doing whatever I feel like; are you remembering to add furniture and put a few decorations up? Change everything that looks old? Make sure all the lights actually work?

... how are you getting no profit in houses?

just bought 80k house, 2hrs later fixed and furnished 40k, sold for 180k made 60k profit.

your doing something wrong if your only getting petty cash in return

My first two houses I've done didn't bring much money, but I also didn't lose any. Unless you do something horribly wrong you can't lose money. Since there are no buyer demands anymore like in HF1 I get creative redoing these houses and that works.
