Cold iron bypasses the physical damage resistance of some targets (if they have "DR X/Cold Iron" somewhere in their character sheets upon inspecting them).
Sneak attack is a class feature of mainly rogues (and a bunch of other subclasses from other classes) and does have a tooltip there.

"target can not defend itself" That sounds good on my side, but how would i defend against it?
In this game, you need your weapons, even bows, of cold iron.
Masterwork, means the weapon is of good quality, and add +1 to attack. But nothing to damage.
Masterwork is a prerequisite to magic weapon
+1 weapons will have +1 to attack +1 to damage. (so if you upgrade a masterwork weapon with a magic +1 weapon, you will gain +1 to damage)
Sneak attack is a damage you add if your class grants it, and some condition happen
- you are flanking the enemy (2 allies attacking the same target)
- the enemy is flat footed against your attack :
--The enemy is defenseless (paralyzed, asleep with Ember curse)
--You attack before the enemy has acted once
--the enemy does not notice you, (you are invisible)
failing that go barbarian (uncunny dodge) or oracle (same as barbarian) or cast foresight.
In general, just avoid the circumstances that allow sneak attacks, or kill enemy rogues first. Alternatively, if you get the uncanny dodge (and later improved uncanny dodge) abilities (for example from being a rogue yourself, tho that is not the only source) you can avoid getting hit by sneak attacks aswell.

The game simplifies and/or changes several mechanics of the PnP rules, sneak attack being of them (or rather how easy it is to get it).
