Estates
Can you only have an estate if you are part of the Byzantine Empire? How does acquiring an estate work?

Any and all help appreciated!

First, you shoud acquire a hook on Byzantine Emperor. Second, choose interaction with him "buy an estate", pay 1000 coins, receive an estate, that's it.
Landless adventurer always can do that, not sure about others.

So you can't have an estate as a non-byzantine?
Any realm with the 'administrative' government form will do

omg i played so long and didnt know this. gonna have to restart as the norman adventuer in byz
Yes you can, but do you really want that?
Estates are great, but not if they are are your primary source of income or way to engage with the game.
Yep, perhaps the better way to land an adventurer and acquire an estate is invading the Byzantine Empire and conquering it. A decent number of troops is required since the Constantinople garrison alone exceeds 4500 or so.
