Become HRE emperor and revoke it.

And no, i'm not joking. I got this achievement this exact way. I got extremely lucky with traits that Werner generated with: two virtous traits were enough to convince Pope to give me claim for the duchy of Austria and for electors to choose me as the next Emperor. Then Heinrich died to unfortunate circumstances (that i may or may not have caused) and i became the emperor.
Revoking titles is kind of easy and doesn't break your achievement status for no wars, because technically, you're defending, so it's the vassal who started the war.

And then you just need to wait until you die and make anyone who's not of your dynasty a heir, get a strong hook (which is the hardest part) and that's it!
I got this achievement via marriage and murder. First, two strategic marriages (make sure the kids of each marriage will be of your dynasty) to the kids of each dukes for those areas. Second, murder everyone before them in line of succession.

My player heir inherited one ducal title and his brother inherited the other. I was my brothers primary heir so he took a very long trip in the woods.

Hardest part was definitely the strong hook. It took a while but go down schemer tree and run multiple fabricate hook schemes on those in line of succession. I eventually got it when the emperor died and I already had a strong hook on the new emperor.

Same. Marriage and murder and a starting ruler with virtues that allowed me to get favourable marriage of my heir to the daughter of the Austrian duke.
