Better Tenant Requirements

Conditions I know are Griefer 2story, 200sqm, 20k value and Yuppie 300 sqm, 30k value. I even met the last, no repairs or tasks left in the book, but not even Griefer Requirements get shown there.

Below 30k Jimmy said increase house value. Now he says all fine, I got everything.

Why I still get offered louds only? Never accepted a loud so far, sold the house instead as I know what will happen then. Maybe that's it, never had a lout in the house?

And yes, to get yourself better tenants, first you have to start with the worst tenants, then you start getting offered better class tenants...

OK, thank you! Then I better sell the house and rebuy the first, leaves less value for the lout to destroy. Sell again and continue with more money. Can have better tenants then, but is it worth that?

Next option is to stay with no tenants, just build and sell houses. Will be boring.

Start a new game from scratch? Now I know where to find everything and how to build but in result no difference to first option with less money and more work.

Building houses from scratch (I.E. sell up and left with an entirely empty plot) can be quite a fun challenge, coming up with your own designs and layouts to make a nice looking property, but this game is still early days really, what the future holds for other things to do, I don't know, just have to wait and see...

Yes, already discovered. Though the builds are quite limited, for example I would like to create overhangs or roof covered balconys. I hope there is coming more. I like the game very much and it's humour. OI OI OI!

I tried to go with rebuyed first house. Not worth it, you receive it in perfect louted state. Thought about a retry in a year or so, but no, I like the game and there is no other I would prefer right now. Started a new game.

To upgrade tenants, all you have to do is satisfy the build requirements, and have just ONE fully satisfied tenant of the lower type.
This means that if you build a nice grafter house, just 3 days of having a lout in it is enough. Pick the one with the lowest negligence stat to keep the house nice. 3 days isn't really enough for them to do any serious damage.
